Booking conditions for your stay at Spiti Athinà

The following terms and conditions apply to all bookings at Spiti Athinà, located in Gavalochori, 730 08, Crete, Greece.

1. Bookings

Bookings can be made via the contact form on this website, via Airbnb, or directly by email or phone. A booking is confirmed upon written confirmation by the owner and receipt of the deposit.

For direct bookings, you will receive a confirmation email with your stay details, total amount and payment instructions.

2. Payment terms

  • A deposit of 30% of the total amount is due upon booking confirmation.
  • The remaining balance must be paid no later than 30 days before arrival.
  • For bookings made within 30 days of arrival, the full amount is due immediately.
  • Payments are made by bank transfer unless otherwise agreed.

3. Security deposit

A security deposit of EUR 250 is required upon arrival. This will be fully refunded after departure, provided the property is left in good condition and no damage has occurred.

Any damage or missing items will be deducted from the deposit. If damage exceeds the deposit amount, the difference will be invoiced.

4. Cancellation policy

  • More than 14 days before arrival: free cancellation. The deposit will be fully refunded.
  • Within 14 days of arrival: 50% of the total amount will be charged.
  • No-show: the full amount will be charged.

Cancellations must be made in writing (email is sufficient). The date of receipt of the cancellation is decisive.

We recommend taking out travel insurance with cancellation cover.

5. Check-in & Check-out

  • Check-in: from 3:00 PM (15:00).
  • Check-out: by 11:00 AM.

Early check-in or late check-out may be possible by arrangement, depending on availability. Please contact us in advance.

Self check-in is available via a lockbox. You will receive the code and instructions before arrival. Instructions for the pool, air conditioning and household appliances will be provided on site.

6. House rules

  • Maximum 6 guests. The number of guests may not exceed the number stated at time of booking.
  • No smoking indoors. Smoking is only permitted on the outdoor terrace.
  • No parties or events. Please respect the peace and quiet of the neighbourhood.
  • No pets allowed due to the pool and interior furnishings.
  • Pool: children under 12 must be supervised by an adult when swimming. The pool is unheated and has no gate or lock. Not suitable for infants under 2 years.
  • Siesta: please respect the local siesta hours between 2:00 PM and 6:00 PM.
  • Fire safety: open fires are strictly forbidden in Crete. Fire extinguishers are available on both floors. BBQ is permitted with caution (found in the storage room).
  • Waste: guests are asked to separate waste according to local guidelines.
  • Quiet hours: we ask guests to respect quiet hours between 11:00 PM and 8:00 AM.

7. What's included

  • Bed linen, towels, washcloths and beach towels (one set per person).
  • Kitchen linen provided.
  • End-of-stay cleaning included in the price.
  • Air conditioning in all bedrooms.
  • Wi-Fi throughout the house.
  • Washing machine, iron and ironing board (in the annex).
  • Free street parking.

8. Cleaning

The property is cleaned before arrival and after departure. End-of-stay cleaning is included in the price. We ask guests before departure to:

  • Gather used towels.
  • Throw away rubbish in the bins.
  • Turn off appliances (air conditioning, lights).
  • Return keys to the lockbox and lock up.

9. Liability

Spiti Athinà is not liable for personal injury, loss or theft of personal belongings during your stay. Use of the pool, terrace and other facilities is at your own risk.

We recommend taking out travel and liability insurance to cover your stay.

10. Force majeure

If the stay becomes impossible due to circumstances beyond our control (natural disasters, government measures, pandemic, etc.), we will offer an alternative date in consultation or refund the full amount.

11. Applicable law

These terms are governed by Belgian law. In the event of a dispute, the parties shall first attempt to reach an amicable settlement.
